BOTA 75 Office Building
Decarbonizing a shared nonprofit workplace

BOTA 75 is a shared office building that hosts multiple charitable and nonprofit organizations. The building relied on a gas-based heating system and offered significant opportunities for operational improvements and renewable energy integration. The challenge was to reduce emissions while accommodating the needs of multiple tenants and maintaining a functional workplace environment.
Why this building
BOTA 75 demonstrates how shared office buildings can be transformed into low-carbon workplaces. Because the building serves multiple nonprofit organizations under one roof, the project creates impact beyond a single tenant and provides a replicable model for similar multi-tenant office buildings across Europe.
Frictions encountered
Coordinating decarbonization measures across multiple occupants.
Replacing existing fossil-fuel-based heating infrastructure.
Balancing operational improvements with daily building use.
Integrating renewable energy systems into an existing building.
Aligning technical solutions with the needs of diverse tenant organizations.
Measures planned/ implemented
Operational energy optimization.
Replacement of gas heating with a renewable alternative.
Ventilation improvements.
Rooftop photovoltaic installation.
Building controls optimization.
Energy monitoring and performance management.
Co-benefits
The project improves comfort and energy performance in student housing while supporting UConn's pathway toward a zero-emissions campus. The resulting retrofit strategies can be replicated across the university, amplifying climate impact well beyond the initial buildings.
